Purpose and scope
Algarve Estate Care provides property management and home care services: regular inspection visits, reporting, coordination of service providers and, where contracted, holiday rental management.
We are not a construction company, an estate agency, an accountancy firm or an insurance broker. Where an intervention requires a specialist tradesperson, that work is carried out by third parties.
Nature of the information on this site
The information published on this site is for information only and does not constitute a binding contractual offer.
The plans described are models of scope. The specific terms (visit frequency, tasks included and price) are set case by case in a written proposal, following an assessment visit to the property.
No prices are shown on the site. Any figure given by phone or email is indicative until it appears in a written proposal.
Engagement and authorisations
A contractual relationship begins only upon written acceptance of a proposal by both parties.
No repair, purchase or third-party intervention is set in motion without the owner's prior written authorisation, whatever the amount involved.
Where we act as intermediaries in engaging service providers, the owner is shown the provider's quote before any authorisation. If Algarve Estate Care adds a margin on that amount, it is expressly stated in the proposal.
The owner's obligations
The owner undertakes to provide access to the property, to keep applicable insurance in force, and to inform us of any relevant particularity of the property, in particular known faults, contracts in place with other providers, and condominium restrictions.
Where the service involves holiday rentals, licensing and compliance with the resulting legal and tax obligations are the owner's responsibility, without prejudice to any assistance we may provide.
Limitation of liability
Algarve Estate Care is liable for the diligent performance of the services contracted under the accepted proposal.
We are not liable for damage arising from natural causes, pre-existing construction defects, acts of third parties not engaged by us, or faults occurring between visits that were not detectable at the previous visit.
Work carried out by external providers is the responsibility of those providers, including warranties and defective workmanship.
Intellectual property
The contents of this site (text, visual identity, logo and graphic elements) belong to Algarve Estate Care and may not be reproduced without written permission.
We do not publish photographs of clients' properties without the written permission of the owner.
Governing law and dispute resolution
These terms are governed by Portuguese law.
In the event of a consumer dispute, the consumer may use the electronic Complaints Book, available at www.livroreclamacoes.pt.
